Terms and limitations
Use SF Property Tax Appeal as an informational starting point for your own research. The pilot organizes public evidence; it does not decide, file, prosecute, or represent a property assessment appeal.
Access and price
The initial 2025 or 2026 property screening is free. A complete report for a strong appeal candidate costs $10 once per canonical property and report year. The City charges a separate $120 formal appeal fee.
Once a successful payment activates a property and report year, anyone may reopen that report through the ordinary address search without an account or secret link. The City fee is paid to the City, not to SF Property Tax Appeal, and is nonrefundable under the current formal-appeal guidance.
What the product provides
- A free screen for either supported report year, including the recommendation and available evidence.
- A $10 complete report for a strong appeal candidate, including every comparison match, downloads, and the appeal guide.
- The 2026 screen uses current-year comparison evidence and an approximate assessment: the 2025 closed-roll total carried forward unchanged and rounded to the nearest $100,000. It is not an observed 2026 assessment.
- Public-record property facts, ranked comparison-property evidence, and a preliminary range only when the evidence gates are met.
- Browser-generated comparison files and links to official City material.
Refund policy
If a paid report cannot find any comparable properties for the purchased address, SF Property Tax Appeal will automatically refund the full report price.
If you are unhappy with the paid service for any reason, contact us for a full refund. We will process the refund within 24 hours after receiving enough information to identify the order. A bank, card issuer, or payment processor may take additional time to post the credit.
Email hello@figlantern.com or reply to the order confirmation and provide the property address or order number. The refund covers the SF Property Tax Appeal report purchase only. It cannot cover the City's separate filing fee, third-party expenses, or other costs. A completed full refund revokes future website access for the property; it cannot recall previously downloaded data or files.
The checkout includes an optional, default-checked choice to receive an email when the following year's San Francisco appeal review is ready. You may clear that checkbox without affecting your purchase. Any future promotional email will include a way to unsubscribe.
What is not included
- No appraisal, broker price opinion, legal advice, or tax advice.
- No filing, deadline monitoring, service of documents, e-signature, hearing preparation, or representation.
- No verification that a candidate property was an arm's-length sale or that every public record is current and correct.
- No guarantee that the City will accept a comparison, reduce an assessment, or produce any tax savings.
Your responsibility
You are responsible for checking current City rules, deadlines, eligibility, fees, forms, and evidence requirements; verifying property facts and comparison sales; deciding whether to file; and reviewing any downloaded worksheet before using it.
Public records can be incomplete, delayed, or wrong. Recorded consideration from the RTC §408.1 transfer list does not prove an arm's-length sale. Older post-transfer assessment values remain labeled proxy signals. Material features such as condition, renovations, views, parking, and transaction terms may be absent.
How to interpret a result
“Strong Appeal Candidate” means the preliminary evidence passes the product's current support and economic gates. “Appeal Unlikely to Succeed” means the supported screen does not show a material assessment gap. “Unknown - Insufficient Evidence” means the product cannot reach a supported conclusion from the available property and comparison data.
Missing evidence is not a negative recommendation. None of these labels is a legal conclusion or a forecast of an Assessment Appeals Board decision.
